Neighbors, It's back!!!
Yes, like a vampire rising from the grave, The Pass Marina on May ST is back for the third time! Unfortunately, the applicant is still trying to exploit a loophole in City Code to have a motel and "marina" approved on a waterfront parcel zoned "Open Land."
Although there have been a few changes (not all for the better) since we last saw this creature, let's hope the PZB drives a stake through its heart on Tuesday and finally puts it (and us) out of its misery.
IT'S TIME TO TAKE A PASS ON THE PASS!
Let's highlight a few changes since we last saw The Pass:
- The entrance has been moved from E. San Carlos Ave to May Street Holy cow! That's just what May Street needs is people coming and going from the motel and "marina." I wonder how folks in Vilano feel about this change.
- They now show a small fuel tank next to the "marina" office.
- It shows the fuel pump over the water at the south end of the dock. This is odd because Florida Code for permitting marinas clearly states, "Fuel storage or pumping facilities shall not be located on over-water structures."
- There is no sewage pump-out provided. Florida Code states, "Sewage pump-out facilities shall be provided."
- The parking requirement is not met.
- The retention pond has been greatly reduced…this will cause flooding.
- They added a minuscule "public park." But it's on the inland side of the parcel adjacent to residential property. How'd you like it if someone dropped a "micro park" next to your house?
- The number of motel bungalows has been reduced from 15 to 10. Whoopie!
It's time for the PZB to stop this charade. Those ten shallow water small slips do not constitute a marina. Only small boats can access the shallow water that far up Hospital Creek. These are not the kind of boats that need a marina – they need a trailer.
Unfortunately, the applicant is brazenly trying to get his small dock approved as a "marina" to use the loophole in City Code that allows marinas to have accessory use motels. He wants the motel bungalows - the "marina" is just the sham cover story to get it.
Please let the PZB know it's time to lay this vampire to rest once and for all. Here are their email addresses:
